CNBC’s Jim Kramer Predicts a 2012 Housing Rebound

Here at Pinnacle Homes, we’re more and more optimistic every day about the positive outlook for housing in 2012. And don’t just take our word for it, as even Mad Money crazy man Jim Kramer is on board with the idea 2012 will be great for home building.

“The housing market has bottomed and could soon turn around,” Jim Kramer said last Thursday.

As this article points out, pending home sales, for example, recently hit its highest level in 19 months. The National Association of Realtors’ existing home sales index rose by 7.3 percent from October to November, even through industry experts had only expected an increase of just 1 percent.

Jack Welch agrees, and sites a combination of low prices and record-low interest rates in helping the battered real estate market hit bottom and get ready to rebound, perhaps even stronger than many economists expect.

“Housing has pretty well bottomed and rental prices are going up. Vacancies are almost non-existent,” Welch said. “So you’ve got a lot of forces driving toward the housing market. Prices are down, interest rates are down, the affordability index is good…We think it could be a blowout. Housing could be really good based on all the dynamics that are out there.”

Residential Housing Ready to Awaken?

We’re not ready to say, “no question about it,” but there’s becoming less questions about it. You don’t have to look too hard to find articles pointing to a better economy in 2012. So far, this retail shopping season has set records. For us here at Pinnacle Homes, we’ve had the best year in five years. We’ve posted 3 articles recently about jobs coming back to Michigan. And …it’s December 16th and we haven’t been hit with a major snow storm – that’s enough to make anyone a little optimistic.

But don’t take our word for it (or the fact that is hasn’t snowed, yet). Check out this article from CNBC.

Among the finer points:

  • After half a decade of withering sales and slumping prices, there are strong and diverse signs that the single-family housing market is poised for a rebound.
  • Jobs, Jobs, Jobs. A turnaround in the housing market will require continued improvement in the job market.

Kirkway Estates of Northville

When we bought the land that would grow into the community we call Kirkway Estates of Northville, we believed this particular piece of land felt provincial. It seemed like a place to build stately homes that would define elegance and sophistication. And with each new home and each time we break ground, there’s a sense of nobility with which we build the homes in this community.

For this reason, Kirkway Estates of Northville is our featured community of the week. We had a chance to sit down with Tracy Shinneman, Sales Manager of Kirkway Estates, to talk about what makes Kirkway so special.

Q: How do you open the conversation when someone approaches you about living in Kirkway?

A: I welcome them to Northville and South Lyon. In a way, I feel like most people who drive into Kirkway immediately want to live there and my job is nothing more than inviting them to join and become a part of the community. I sometimes sense they’ve already fallen in love with downtown South Lyon or downtown Northville, and then they see the brilliant homes in Kirkway, and I know most people start to think, “oh my gosh, homes get listed and sell so quickly, we’re going to have to move quickly with our selling and buying.” And then they see this massive development and they realize they can use a little patience and they can, phew, live in Northville and build the home of their dreams. So I basically invite them to live here, and it moves pretty quickly to closing.

Q: How will Kirkway look 3, 4, or 10 years from now?

A: Well, this is going to be quite a large community when it’s all said and done, and I think that’s a real selling point. Most people like the idea of living in a big, spacious neighborhood. We have 86 sites planned. 48 are currently occupied, 17 new builds are in progress, and 21 lots are still available.

Q: What school district is this? What schools do Kirkway Estates feed into?

A: The fastest growing school system in Michigan – Northville Schools. If you raise your family here, your kids will go to Thorton Creek Elementary, then Hillside Middle School, and then they’ll head off to Northville High School.

Q: What else draws people to this development?

A: I mostly hear Northville Schools, but some of the other big selling points are the lower Lyon Township taxes, the estate-sized lots, which all combines to give buyers the best location with the biggest lots, best home prices, and in the best school district.

Q: So Kirkway is “the best?”

A: Yes. It really is. I mean, even if a person doesn’t end up buying a home, it’s NEVER because they don’t see how great the homes look, how perfect the location is, or how living in Kirkway would be as good as it gets. Whether you live here, or you’re building here, or considering it, you just can’t argue the fact that Kirkway is the best.

Q: What’s your favorite thing about Kirkway?

A: The families that live here and who’ve built homes with me. I mean, a home, when you think about it, is wood, drywall, windows, doors …but the person who lives in that home …who landscapes that home …who walks out to her mailbox and waves hello to her neighbors …it’s the people that turn bricks and vinyl siding into a community and neighbors. People who live in Kirkway are really a special bunch.

Q: Do you have a favorite home?

A: I have a few that stand out to me. Right now, I’m really loving the Christmas lights …it makes the neighborhood feel even more inviting than usual. Here’s (below) our model home decorated for the holidays, and then a home under construction that sits up on a bit a hill (left) …I just love it.

Q: And finally, what Christmas cookie are you famous for?

A: Oh, you don’t really want to eat any cookies I would bake. I love when people bring me cookies …but if I have to bring cookies, let’s stick with Oreos.

Have Jobs, Will Build Houses.

As the economy sloooooowly begins moving in the right direction, there’s been a sharp increase in auto sales. Each and every month U.S. auto companies are outselling the previous month, and outselling the same month in 2010.

Now is the time to consider building a house with a garage in which to put that car.

CNN Money has this article today, saying 150,000 jobs are coming to the midwest. That goes hand in hand with the article from the Detroit News we blogged about last week.

Auto Jobs Boom Coming to Midwest

The job gains are due to forecasts of a modest recovery in auto production, as well as recent labor deals with General Motors (GM,Fortune 500), Ford Motor (FFortune 500) and Chrysler Group.

All three labor deals this past fall included promises to hire new employees to build the next generation of cars and trucks. And that will prompt additional hiring at auto parts suppliers.

GM has promised to add or retain 6,400 workers in its labor deal, whileFord promised to add almost 6,000 and Chrysler 2,100.

Greenbriar of Commerce

With a community called Greenbriar, one has an image of a rolling meadow in northern Ireland where simple, cozy homes nestle themselves among lazy trees, lush landscapes, and serene ponds and creeks. Greenbriar is a name that sounds peaceful and welcoming. It’s the sort of name for a community that lends itself to someone saying, “I often go for a thoughtful stroll in Greenbriar”, or, “whenever I travel, no matter how exotic the location or adventurous the trip, my heart longs for my home in Greenbriar.”

 

We caught up with Barb Sawasko, Site Manager for Greenbriar of Commerce Township, to ask her about Pinnacle Homes newest community.

Q: Tell me a little about Greenbriar and the plans for the community?

A: There’s something special about Greenbriar which is why I’m so excited to be site manager. We have plans for 50 single-family homes when all is said and done, and I believe we’ll build this community quickly. There’s currently 5 occupied residents with 15 under construction or about to start. Only 30 to go. Greenbriar is the fastest growing community in Commerce Township and it’s exciting to talk about selling 13 homes in only 4 months.

Q: What is the appeal? Why the excitement?

A: It’s a combination of things. First, something about the community and the property just seems inviting. It’s rare that I see someone drive through and they aren’t already picturing themselves living in Greenbriar, walking their dog, grilling out, and planting flowers. Second, when they see that prices start in the $160s, the low tax rate, the central location, and the schools …well, it’s hard not to fall in love. And finally, we’re building ranch homes with modern, spacious floor plans. This is not your post-World War 2 era ranch, and not every builder is offering that option any more. It makes Greenbriar unique.

Q: What schools?

Q: What is your favorite thing about Greenbriar?

Q: And finally, what’s your favorite Christmas cookie recipe? We all know the smell of fresh baked cookies make a home irresistible. If it’s not a guarded family secret, what are you baking for the holidays?

A: Oh, I don’t try and re-invent the wheel. I love the time honored Betty Crocker Chocolate Peanut-Butter Dream Bars. Yum.

Ingredients:
Cookie Base
1 pouch (1 lb 1.5 oz) Betty Crocker® double chocolate chunk cookie mix
¼ cup vegetable oil
2 tablespoons cold strong brewed coffee or water
1 egg

Filling
1 package (8 oz) cream cheese, softened
¼ cup sugar
1 container (8 oz) frozen whipped topping, thawed
1 bag (9 oz) miniature chocolate-covered peanut butter cup candies, chopped

Topping
¼ cup creamy peanut butter
¼ cup milk
2 tablespoons sugar
3 oz bittersweet baking chocolate, melted
1 cup unsalted dry-roasted peanuts

Step 1
Heat oven to 350°F. In large bowl, stir cookie base ingredients until soft dough forms. Spread dough in bottom of ungreased 13×9-inch pan. Bake 12 to 15 minutes or just until set. Cool completely, about 30 minutes.

Step 2
In large bowl, beat cream cheese and 1/4 cup sugar with electric mixer on medium speed until smooth. Fold in whipped topping and candies. Spread over cooled cookie base.

Step 3
In small microwavable bowl, beat peanut butter, milk and 2 tablespoons sugar with wire whisk until smooth. Microwave uncovered on High 30 to 60 seconds, stirring after 30 seconds, to thin for drizzling. Drizzle mixture over filling. Drizzle with melted chocolate. Sprinkle with peanuts. Refrigerate about 1 hour or until set. For bars, cut into 6 rows by 4 rows. Store covered in refrigerator.
